About

# About Yield Willow

Five quiet calculators for fixed-rate loans, with the arithmetic shown rather than hidden.

## What it is

Yield Willow builds amortization schedules, estimates mortgage payments with tax, insurance, PMI and HOA dues, shows what extra payments save, compares loan offers with an APR estimate that counts fees, and works out refinance break-even. Each page explains its method with a worked example and names its sources, mainly the Consumer Financial Protection Bureau and Regulation Z.

## Educational use only — not financial advice

The calculators are for understanding how loans work. They are not financial advice, and they do not recommend any lender, loan, rate or product. Every rate, fee and amount is a figure you enter; the defaults are neutral examples, not offers or forecasts. Real loans can differ: daily interest, fees, escrow changes, adjustable rates and lender rounding all move the numbers. Your Loan Estimate, Closing Disclosure and statements are the authority, and a qualified adviser can help with decisions.

## Not a lender

Yield Willow is a set of free web calculators. It is not a bank, lender or broker, offers no loans, collects no applications and is not connected to any financial institution.

## How it works

All the sums run in your browser. Nothing you type is sent anywhere, there is no sign-up, and once a page has loaded it keeps working offline. The [privacy page](https://yieldwillow.bond/privacy/) lists the one preference stored on your device.
